Step Two: Possession Claims
We offer an all-inclusive fixed fee for the most common types of possession claims. This fee covers file review, case preparation and application. Court Fees are additional and are charged at the standard court fee. Unlike almost all other companies, we do not apply a surcharge to this fee.
Section 21 Accelerated Possession Court Claim
We will check and prepare your case file and apply to the court for possession on your behalf to obtain the Court Possession Order.

Section 8 Possession Court Claim
Rent arrears or tenancy breaches.
Fee: £349 + Court Application Fee
Combined Section 8 & 21 Claim
Claim for complex cases. Includes preparation, case file review and application to the court.

Step Three: Enforcement
County Court Bailiff
Application for warrant of execution & eviction through the County Court. This will ensure a Bailiff's attendance at your property to guarantee possession.
Fee: £299 Inclusive of Bailiff's attendance fee.
High Court Bailiff
For escalated possession orders. It's important to note, this course of action can be a costly process, with High Court Enforcement Officers charging an hourly rate for attendance. We would only recommend this course of action if possession is needed urgently, or the rental income losses incurred from waiting for a standard Bailiff to attend is greater than the cost of applying to the High Court and appointing a High Court Enforcement Officer.
